Landlords reveal buying and selling plans

Many landlords have been affected by a combination of rising costs and increased regulation, with 58 per cent telling us confusing and rapidly changing government legislation is their biggest challenge in 2022.

As a result, almost half of landlords have sold a property in the last year or are planning to sell in the near future.

What would make landlords change their minds?

  • 29% would reconsider selling if the government introduced more buy-to-let tax relief
  • 22% would reconsider selling if they had more clarity on government legislation and regulation

Despite some landlords looking to sell up, almost a quarter (23 per cent) said they intend to buy another property this year.

This is because in many cases property remains a reliable long-term investment with the opportunity to make impressive returns.

  • 45% think letting property is still a worthwhile investment
  • 37% expect to see yield increase by up to 10%

The Simply Business Landlord Report is an annual study of the UK buy-to-let market.

To create the report, we spoke to 600 of our landlord customers in March 2022.
